Oaklandon housing: ninety three years of recorded plats under one village name

Oaklandon has the widest build out span of any community in Lawrence. The county's platted subdivision layer records McConnell's Addition to Oaklandon on 31 May 1928, Leroy's Oaklandon Addition on 2 December 1947, three Oaklandon Northeast additions across 1954 and 1955, four Oaklandon Meadows filings between 15 October 1994 and 5 August 1997, Oaklandon Point on 2 October 1997, and Primrose Oaklandon on 27 May 2021. The nineteenth century plats sit underneath all of it. No home count, lot size or price band is published at parcel level for any of these sections, so we count openings and take dimensions on site rather than working from a number somebody guessed at.

Architecturally that means village vernacular from the 1800s, frame cottages and bungalows from the 1928 and 1947 plats, 1950s ranch in the Northeast additions, 1990s two story production traditional in Oaklandon Meadows, and 2021 infill at Primrose. Story counts run from one story cottages to two story houses inside a mile. Citywide, Lawrence holds 623 units built before 1940, and they sit in exactly three places: the 1849 Lanesville plat on Pendleton Pike, the 1908 buildings at Fort Benjamin Harrison, and here. Those three have almost nothing in common as measuring jobs. Oaklandon's share is individually built frame village housing, which is why two elevations on Old Orchard Drive rarely agree with each other.

Depth, squareness and sun angle change street by street in Oaklandon

Start with mounting depth, because in Oaklandon it decides the product before anything else does. The village and the 1928 to 1955 plats have real wood jambs with applied casing, which sounds generous and often is not: storm build ups added over the decades sit inside the opening and consume the depth an inside mount headrail needs. The Oaklandon Northeast additions from 1954 and 1955 are shallower again. Then Oaklandon Meadows reverses the problem entirely. Drywall returns from the 1994 to 1997 filings give reasonable depth but no applied casing at all, so an outside mount has nothing to land on except drywall, and any headrail past about 48 inches wants a center support bracket driven into wood framing. Two opposite failures, one place name.

Exposure splits the same way. The old village is laid out on the Oaklandon Road and 75th Street section grid alignment, so front elevations face broadly north or south while the gable ends take direct low sun from the east in the morning and from the west late in the day. That is a glare problem on two walls, not four. The 1990s Meadows streets are curvilinear with no single dominant bearing, so we log a compass reading per room instead of per house. Where an inside mount clears, we say what it costs first: Lutron publishes a 3/4 inch light gap per side on an inside mount Roller 20/64 and a factory deduction of 1/16 inch per side. On a west gable end in July, with an Indianapolis average high of 85.2F, that gap shows from across the room.

There is no single Oaklandon answer, and anyone offering one has not looked at the plat date. What works is setting the product per section and holding one fabric family across the house so the elevations agree from the street. Custom work runs $250 to $2,600 per window on national figures against $60 to $600 for stock, and that gap is precisely the out of square allowance and the depth reading that stock sizing cannot make on a 1928 opening. Lead time is 2 to 5 weeks from order. Indiana's Home Improvement Contract Act, IC 24-5-11, requires a written contract with scope, dates and total price on residential work over $150, and you get one here before anything goes to the factory.

The village sits on the 1849 crossroads at Oaklandon Road, with Geist Reservoir a short distance to the north east. Thirteen streets carry the community in the county's street layer, and they split cleanly by era: Oaklandon Rd, E 75th St, Cable Dr, Meadow Ln and Old Orchard Dr for the village and pre-1960 work, then White Oak Trail, Old Oak Trail, Pin Oak Trail, Laurel Oak Dr, Seven Oaks Dr N, Seven Oaks Dr E, Breckenridge Dr and Hawks Hill Rd for the 1990s sections. Schools run through the Metropolitan School District of Lawrence Township, the ninth largest district in Indiana, with Belzer or Craig at the middle level.
